Random Things That Effect Appraisals

DSCN0295In recent months I have experienced some unusual results with appraisals. I thought this list would be interesting to you if you are concerned about either buying or selling, and what will happen with the appraisal in the process. First, your lender will order the appraisal. They usually wait till after you have negotiated the repairs indicated on the property inspection. They wait because you are investing money into the inspection….and you will also be paying for the appraisal…and if you terminate your purchase based on the inspection report, they don’t want you to pay twice. Also some repair items may be dealt with during the repair process and thus won’t negatively impact your appraisal.
